Understanding the road to Occupancy

You've bought a New Home....Now what?

 


Once you have completed your agreement of purchase and sales your house will be scheduled for construction based on the builders scheduled lead times and your legal move in date.


1. Agreement of Purchase and Sale- completed with Real Estate.


2. Permitting process initiated. You do nothing but lots being done!


3. Selection meeting is arranged… the fun stuff! The builders will typically reach out to arrange a meeting. It is typical for a builder to provide a window to make selections and then lock down any additional alterations.

4. PDI (Pre Delivery Inspection)

            

          a.  Schedule- Approximately 4-5 working days before your move in date you will walk through                                     with a Builder Representative and complete a Pre-Delivery Inspection. This is where you identify items                      that need to be repaired prior to move in. A checklist is available here or search “Tarion PDI                                        Checklist”. Another Option is to look at programs offered by HomeBySix like SixAssist. 


          b.  Safety- This is a construction site; proper closed toes shoes, no children and only the                                              registered homeowner and/or one designee can attend. Builders realize that everyone is excited                               however this is not the time for a family outing.


5. Occupancy- During the PDI the builder should detail the process for picking up your key once occupancy has been granted. Legal action on the occupancy day often is not completed until end of business, do not arrange moving or service connections on the day of occupancy.
